Springtree owns and operates lifestyle resorts, which are communities designed for independent downsizers seeking a better way to live. Lifestyle resorts are an excellent option for those who want a low-maintenance, high-quality home within a secure community of people at a similar stage of life.
There are a number of key benefits of choosing in a lifestyle resort, but we always recommend seeking independent legal and financial advice to make the right decision for your situation and lifestyle.
Within a Springtree lifestyle resort, you will:
- Own your home under the land lease model
- Benefit from 100% of any capital gain as your home rises in value
- Not pay any stamp duty
- Not pay any exit fees
The site fee is payable by all residents and gives you the right to occupy the land your home sits on and use the community’s shared facilities, as well as contributing to the costs of running the community. This includes:
- Community management
- Maintenance of common garden areas and your front garden
- Maintenance and running costs of community facilities
- Council rates, sewer and water charges
- Waste management
Residents are responsible for their household running costs, such as electricity, water usage, telephone and internet, and insurance.
No, there are no owners corporation fees payable. The maintenance of common facilities and garden areas is covered by your site fee.
Depending on your financial circumstances, you may be eligible for Federal Government Rent Assistance to reduce the weekly site fee. To find out what your entitlements are, you can visit the humanservices.com.au or contact Centrelink.
All homes are constructed from high quality materials and finishes selected to stand the test of time. Your new modern home comes with a 12-month defect liability period, a 12-month non-structural warranty, and a seven-year structural warranty.
Any refurbishment to the inside of your home and back garden can be made without prior approval. However, the external façade and front gardens must be kept in accordance with the design guidelines that ensure the overall look of the resort is maintained.
Under the land lease model, you are free to appoint a sales agent of your choice to on-sell your home. If you choose to appoint us, we will charge a flat fee to cover the sales commission, marketing costs and the costs associated with processing the sale of the house. A new lease agreement is prepared for the new owner once the sale transaction has taken place.
You are welcome to have visitors stay with you for a period of up to 4 weeks. During this time, they are invited to use the resort facilities when accompanied by a resident.
We recognise pets are an important part of the family, and we welcome pets into our communities, subject to approval. We are also mindful of those who choose not to own pets, so we also provide a list of basic rules for pet owners to make sure all residents’ rights are respected.
