Springtree is a new lifestyle resort brand delivering communities across Australia’s east coast, starting with our first community in Cobram, within regional Victoria. Backed by more than 35 years of combined experience from leading community and seniors living experts, our trusted team is dedicated to creating connected communities where you can really thrive. 

What is Springtree Cobram? 

Springtree Cobram is an over 55s lifestyle resort for independent, active downsizers – offering low-maintenance, high-quality living in a secure, welcoming environment. Located near the beautiful Murray River, it’s a charming country retreat that provides vibrant connections and easy access to walking trails, golf courses and wineries – perfect for an active, relaxed lifestyle. 

Where is it located? 

Located in the suburb of Cobram, in Victoria’s Murray River region, Springtree Cobram offers a serene countryside lifestyle. You’ll find us at 143 Campbell Road, Cobram – just a stone’s throw from the centre of town. 

What makes Springtree Cobram unique?

What is a land lease community, and how does it work?   

A land lease community is an innovative housing model where you own your home but lease the land it sits on.  

This arrangement, protected under the Residential Tenancies Act, means: 

  • No council rates or stamp duty upon purchase 
  • No Deferred Management Fees (DMF) when you sell 
  • 100% of any capital gains are retained by you 

The only fee is a flat sales and marketing fee of $5,500 + GST if you choose us to sell your home.   

Are there any ongoing costs?   

Yes, there’s a weekly site fee that covers the lease of the land and access to community amenities. Eligible residents may receive rental assistance through Centrelink or the Department of Veterans’ Affairs, making this option even more affordable.   

What does the site fee cover? 

The site fee ensures the smooth running of the community and includes: 

  • Community management and maintenance of shared areas. 
  • Upkeep of your front garden. 
  • Council rates, water, sewer, and waste services. 

This fee is reviewed annually, capped at 3% or CPI (whichever is greater), offering predictable and manageable costs.  

What kind of homes are available?

Can I have visitors?

Of course! Visitors are welcome to stay with you for up to four weeks and can enjoy the community facilities when accompanied by you. 

Is Springtree Cobram pet-friendly? 

Of course! Pets are family, and they’re welcome at Springtree Cobram. We only ask that owners follow a few simple rules to ensure everyone feels comfortable. 

What happens if I decide to sell? 

Selling your home is straightforward. You can select your own sales agent or use Springtree’s services for a flat fee. Once sold, the new owner signs a new lease agreement, ensuring a seamless transition. 

What amenities will be available? 

At Springtree, you’ll have plenty of opportunities to meet your neighbours and build lifelong friendships!  Springtree Cobram’s planned amenities include a clubhouse with social spaces, pool, gym and lawn bowls green, landscaped gardens and opportunities for community activities.  

The interim clubhouse is now open, offering current residents a welcoming space to enjoy ahead of the construction of the permanent clubhouse. 

Can I get rent assistance?  

Yes, depending on your circumstances, you may be eligible for Federal Government Rent Assistance to help reduce your weekly site fee. Our team is here to help you explore this option.  

Can I personalise my home?  

Absolutely! You’re free to make changes inside your home and to your back garden. We only ask that the external façade and front garden follow our design guidelines, to maintain the overall aesthetic of the resort.   

What happens if I decide to sell my home?  

Selling your home is straightforward. You can choose your own sales agent or have us handle it for a flat fee of $5,500 + GST. Once sold, the new owner will sign a new lease agreement, making the transition seamless.  

What’s the timeline for construction and move-in dates?  

The community is already partially complete, with almost 30 residents already enjoying life at Springtree Cobram. Construction on our next stage of homes is getting under way, with the first new homes expected to be move-in ready by mid-2025. Now is the perfect time to get in touch and secure your spot.
